09/06/2010     Mechanical Contracts Manager [Essex/London]
Due to continued growth and hence the need to expand the team, we are looking to employ a Contracts Manager to join the company and be a member of the mechanical division. This is a unique and challenging opportunity that will suit a self motivated person that is capable of dealing direct with other internal and external trades. The purpose of the role is to manage mechanical work and associated tasks in a variety of contracts and to provide high quality, cost effective building services to Morgan Cass and its clients. This interesting role will require the ideal candidate with a ‘hands-on’ approach to ‘hit the ground running’.
Responsibilities
Ensure the Contract is delivered to the required standard of Morgan Cass.
All duties and responsibilities should be carried out in accordance with agreed Morgan Cass Policy and Procedures, having regard to the Policy commitments to efficient service provision, promotion of Equal Opportunities, a Health and Safety culture, a customer focused approach and good employee relations.
Any other duties and responsibilities as may arise.
Candidates to be able to demonstrated relevant experience in the electrical / mechanical industry.
Experience
- Knowledge of relevant Health and Safety legislation.
- Hold a current Driving Licence.
- Experience of working in a building refurbishment/repair background.
Desirable experience in:-
- A good understanding of current regulation.
- A good understanding of working drawings.
- Financial control
- Ability to collate quotation documents accurately.

Good oral and interpersonal skills and manage staff direct / indirect.

Plumber Role

This is a unique and challenging opportunity that will suit a self motivated person that is capable of dealing direct with other internal and external trades. The purpose of the role is to undertake plumbing work and associated tasks in a variety of contracts and to provide high quality, cost effective building services to Morgan Cass and its clients. This interesting role will require the ideal candidate with a ‘hands-on’ approach to ‘hit the ground running’ and be involved in various aspects of the mechanical installation.

Responsibilities
Ensure all work is carried out to specification and the required quality standard of workmanship.
All duties and responsibilities should be carried out in accordance with agreed Morgan Cass Policy and Procedures, having regard to the Policy commitments to efficient service provision, promotion of Equal Opportunities, a Health and Safety culture, a customer focused approach and good employee relations.
Any other duties and responsibilities as may arise.

Qualifications
Candidates to have either:-
- Be able to demonstrated relevant experience in the plumbing industry.
and/or
- A recognised qualification such as a NVQ2/Technical certificate in plumbing.

Experience
- Essential knowledge of plumbing systems to be able to deal with water levels.
- A good understanding of working drawings.
- Knowledge of relevant Health and Safety legislation.
- Apprentice trade background.
- Hold a current Driving Licence.
- Experience of working in a building refurbishment/repair background.
- Committed to the safe, efficient operation of the Company.

Desirable experience in:-
- Experience/knowledge of construction, installation and maintenance practices
- The candidate applying does not have to be fully qualified in plumbing, but need to have a sound
knowledge of pipe works.

The Candidate
Good oral and interpersonal skills.
The ability to work at heights when required.

Benefits
A salary of up to 25-35K + benefits will be offered depending of experience.

01/06/2010     Site Foreman [South East]
The Role.
This is a site based role reporting to the Project Manager and with all the responsibilities that go with a live site.

An experienced Foreman with an in depth knowledge of new build projects, refurbishment, conversion and fit-out works.
The individual will be expected to execute the contracts works in accordance with the contract conditions, the drawings and specification in a safe, efficient and economic manner. In carrying out these duties there are certain statutory and administrative requirements to be met.

The Project
The projects will predominantly be refurbishment of premises in and around London.

Salary package
A shift basis is available and this can be reviewed on an individual basis. Additional bonuses and performance payments are also available based on your contribution to the success of the scheme.

Responsibilities.
The main responsibilities of the job are to:

• Take possession of the Site and install temporary services

• Develop the Site in accordance with the Client's requirements
• Progress the works economically and efficiently in accordance with the construction programme

• Requistion materials and schedule deliveries in accordance with the programme requirements

• Delegate responsibilities and ensure that all supervisors, including subcontractors, understand what is required of them and that they are working to the latest information

• Set men to work, manage and supervise their activities

• Set out or supervise setting out and check for accuracy

• Supervise construction works to ensure quality control and compliance with specification and drawings on a progressive basis

• Keep the Site as a safe and tidy workplace

• Ensure that all work is carried out safely and in accordance with the Company Safety Policy and Procedures and the Health and Safety Plan

• Regularly review and update the Health & Safety Plan, ensuring Method Statements, Risk Assessments etc are in place and adhered to where required

• The completion of paperwork covering contractual obligations, including Confirmation of Verbal Instructions, Record Sheets to record Relevant Events, Technical Query Sheets, Site Instructions, communications with design team and subcontractors information request forms

• Check delivery of materials against delivery tickets

• Check formwork and scaffolding on and off Site

• Keep all statutory records

• Ensure that all records are kept for administrative purposes, i.e. Plant Returns, Time Sheets, Allocation Sheets, and Foreman's Reports etc.

• Ensure that Daywork Records are kept up to date in conjunction with the Project Quality Surveyor

• Record all relevant matters in Site Diary / Book

• Monitor labour requirements against the project labour chart

• Work in close co-operation with all members of the project team

• Give clear instructions to sub-ordinates or subcontractors

• To ensure that costs, both material and labour are controlled

• To be aware of any commercial opportunities to maximise the Company's financial return on the project

• To ensure staff and operatives have the appropriate training

• Ensure the correct type of plant and equipment is available by following company procedures for its procurement, properly maintained whilst on site and off-hired as soon as possible

• Ensure that plant is only operated by persons who have been with the E4055 operators card

• On completion of a contract re-instate all adjacent areas to original conditions and seek agreement from relevant authority. Terminate all temporary services, record all meter readings and ensure all plant and equipment is off-hired

• Return to contracts after Practical Completion to attend to defects when instructed

• Carry out daily site inductions
